Out-the-Door Pricing
Our pricing model is straightforward: the number quoted in your agreement is the number at closing. Turnkey means the site work, home construction, interior and exterior finishes at our standard specification, driveway and walks, landscape sodding, and appliances are all in that figure. What is not included — boundary surveys, soil tests, impact fees, utility tap fees — varies by site and is broken out separately.
There are no packaged upgrade tiers, no "pro" vs. "estate" levels to pick between, and no menu of extras layered onto the base price. What is in our standard specification is in every home we build.
Building Process
What the Build Looks Like
Once we have finalized your plan and site, we produce construction drawings in-house and submit them to Hernando County for permitting. While permits are pending, we guide you through selections at our model center — flooring, cabinetry, counters, tile, fixtures, paint, exteriors. Real samples, in your hand, with the full specification document open.
Construction timelines depend on plan size and weather, but we share the projected schedule at contract and update you through the milestones: foundation, framing, dry-in, mechanicals, finishes, final inspection. Your project supervisor is your point of contact throughout the build.
At completion, we walk the home with you, address any punch-list items, and deliver clear warranty documentation at closing.
